FINALLY - SOME ENCOURAGING NEWS. 

North San Diego County's Real Estate Market is showing small signed of stabilizing. Detached homes in North County actually increased .98% from April to May indicating that home prices are beginning to stabilize. Homes are still taking some time to sell with the median number of days-on-the-market rising from 46 to 50 days between April and May.
The current condition of the housing market needs to be kept in perspective. House values rose 88 percent on a national average - higher in California - over the past decade. The numver of U.S. Households is expected to increase 15 percent over the next decade, creating a continued high demand for housing. So, even with lower appreciation levels in home prices, there will be a strong investment incentive over the long term to buy homes in North San Diego County.
The mortgage market shows sign of liquidity. Lender demand has increased for jumbo loans. IndyMac sold $590 million in mortgage bonds to the markets for the first time since July 2007.Financing options are increasing everyday for buyers.
San Diego has $35.9 million in annual retail sales, 600 departing and arriving flights daily into our fair city and tourism is one of San Diego's strongest markets and economic indicators. All of these economic indicators point toward continued demand to live in San Diego County.

First Time Buyers >Inspection Contingencies

Many of today's purchase offers include a contingency clause that allows the buyers to hire a home inspector or professional expert to inspect the property. If there is a significant defect in the property, the buyer can cancel the contract without losing the earnest money deposit. Contingencies are excellent procedures that protects both the buyer and the seller.

The time period for inspection contingencies is negotiable. In most parts of the country, the buyers have about a week in which to cancel the contract if the structural inspection reveals a serious and consequential defect. The positive side to such contingencies is that the inspection usually addresses--and overcomes--the buyers' misgivings, and confirms their decision to move ahead with the purchase.
